Scope

What comes off your list.

Most deficiency items are finishing items, and they arrive scattered across trades that each want their own mobilization, their own schedule and their own minimum charge. We hold all of them.

Drywall & paint

Impact damage, nail pops, corner beads, touch-ups and full re-coats, colour matched on site to the specified product.

Stone & countertops

Chips, cracks and fissures in quartz, granite and marble. Structural bonding and vein replication instead of slab replacement.

Tile & grout

Chip fills, grout colour matching, drill-hole repair and crack sealing without opening the floor back up.

Cabinets & millwork

Scratches, nicks, delamination and lacquer damage on kitchens, vanities and built-ins. Repaired in place.

Hardwood & laminate

Plank-level scratch and gouge repair, spot refinishing and colour matching. No full-floor sand for isolated damage.

Stainless & metal

Scratch removal and grain restoration on elevator doors, appliances, railings and sinks.

Bathtub & enamel

Chip repair and reglazing on cast iron, acrylic and fibreglass, the alternative to pulling a tub in a finished suite.

Exterior finishes

Finish defects, caulking and sealing, and repairs to painted and coated exterior surfaces during close-out.

Floor leveling

Subfloor grinding and self-levelling where flooring failures trace back to the substrate.

How we work inside a finished building.

Close-out fails on logistics more often than on workmanship. This is the sequence we run on every project, whether it is six suites or an entire tower.

List received and priced

Send the deficiency list as it comes out of your tracking system — spreadsheet, PDF or export. We price by item and flag anything that needs replacement rather than repair before you commit.

Access and scheduling

We book by suite in blocks and coordinate directly with your site super or property manager. Occupied suites get a confirmed window, not a day range.

Contained repair

Dust containment, floor protection and clean-up on every visit. Most suites are finished in a half day and back in normal use the same day.

Sign-off and documentation

Each item is photographed before and after and returned marked against your original list, so your close-out file is complete without your team rebuilding it.
