On a tower handover the finishing scope is where the schedule leaks: six subtrades, six mobilizations and six invoices for damage that is mostly cosmetic. We price the whole finishing scope per suite and run it as one contract against your occupancy date.
Tower close-out — 118 suites
Finishing scope
| Suites walked and priced | Week 1 | 118 |
| Suites completed and signed off | Weeks 2–7 | 104 |
| Items escalated as replacement | Flagged early | 6 |
| Trades you coordinate | Finishing scope | 1 |
By close-out the material is installed, the trades are demobilized and the calendar is fixed. At that point replacement is rarely a materials decision — it is a schedule decision.
| Item | Replace | Restore |
|---|---|---|
| Chipped quartz island edge | Slab re-order and re-template | 2–3 hours |
| Damaged cabinet door and panel | Factory re-order, lead time | Same visit |
| Cracked floor tile mid-room | Open the floor, match a discontinued lot | Repaired in place |
| Bathtub enamel damage | Remove tile surround and tub | Half a day |
| Scratched elevator and appliance stainless | Panel replacement | Grain restored on site |
Where an item genuinely needs replacement we flag it during the pricing walk rather than at the end. You find out in week one, not in week six.
Sequenced against your handover, not against our convenience.
01
We walk a representative sample of suites with your team and return a per-suite rate plus unit rates for items that fall outside it. You get a budget number before commitment.
02
Work is scheduled by floor and by occupancy date, coordinated with your remaining trades so finished work is not damaged twice.
03
Containment and floor protection on every visit, and damage caused by other trades after our sign-off quoted separately rather than absorbed silently.
04
Per-suite photo documentation returned against your deficiency tracking system, so the handover package is assembled as the work happens.
Fixed rate, unit rates for exceptions
